We’ll tell you up front, there’s much, much more to come regarding the Boston Harbor Garage Project that’s being pitched by The Chiofaro Company. But for now, BostInno thought it would be best to give readers a little appetizer.

Tentatively dubbed Harbor Square, Don Chiofaro’s projected $1 billion project would demolish the existing Harbor Garage and replace it with a tower no taller than 600 feet.

The 57,346-square-foot Harbor Garage parcel is currently nothing more than an unsightly garage – which happens to be ideally located between transit hubs South Station and North Station – and has zero existing open space. Chiofaro wants to remedy that by building a 1,300,000-square-foot mixed-use development at the site, and create 27,370 square feet of open space.

Harbor Square would include 700,000 square feet of office space, 120 residential condominiums, three floors of retail and dining options and a 250 to 300 room hotel. All 1,400 parking spaces would be built below ground.

So how would this create more open space? By essentially building two towers at the site separated by an open greenway, which would be available to the public at all times. In order to make this open space between the towers a year-round destination, Chiofaro is proposing, well, a retractable roof.
