A $350 million Roxbury development-in-waiting could be the future home of the state Department of Transportation.

MassDOT is pondering swapping its current 10 Park Plaza address for Tremont Street in Roxbury, across the street from the Boston Police Department headquarters, the Boston Globe reports. The spot MassDOT is trying to maneuver its way onto is included in the delayed Tremont Crossing project.

Project developers Feldco Development Corp and Elma Lewis Partners, according to the Globe, want to revamp a 7.25-acre parcel, currently lined with parking spaces and empty lots, that stretches from the South End to Dudley Square. If the Boston Redevelopment Authority OK’s MassDOT’s move to Roxbury, employees would occupy 800,000 square feet of Tremont Crossing office space, inside a brand new building.

A hotel, 300 residences, and 350,000 square feet of retail and restaurant space would also occupy the site. The Globe reports, BJ’s Wholesale Club is signed on as Tremont Crossing’s anchor tenant. A National Center of Afro-American Artists museum is also planned, as well as a pair of public plazas and a parking garage.

Partners HealthCare, which ultimately opted for land at Assembly Row, was once attached to the Tremont Crossing project but a deal in the works turned sour, the Globe reports.

MassDOT has been negotiating terms of the transfer for months, according to the Globe’s story. Should it go through, it’s likely to trigger a bidding war for MassDOT’s current building – a building Emerson College President Lee Pelton wouldn’t mind playing a role in the school’s future.

The assessed value of MassDOT’s current digs is $121 million, but it would reportedly sell for more than that. And thanks to a recently signed piece of legislation, revenue from the sale of the building would go the Transportation Department, and then used to finance a portion of the cost of its new Tremont Crossing location.
