Jacob Wirth is one of Boston’s most historic bars, so naturally living in close proximity to it is prime real estate. A new housing development is now open right next door, hoping to attract more of the region’s tech and startup crowd.

Located at 45 Stuart Street overlooking Jacob Wirth is AVA Theater District, the latest luxury living complex by Avalon. At 30 stories tall in the heart of Downtown Boston, AVA offers a tech-centric residence with views of the City of Boston and beyond.

Upon entering the lobby, one is bombarded by vibrant, flashy art and tech. The works adorning the walls are a reflection of the neighborhood, providing a neon-like atmoshpere in community rooted deeply in live performance entertainment.

A screen display offers social media updates for those on-the-go in the form of a trend word cloud. The larger and brighter the phrase, the more it’s trending in a five-mile radius of the building.

As it so happens, the name of Patriots QB Tom Brady was among the most widely shared during my visit.

Other tech-focused features include a package locker that can only be opened using a personalized code, charging stations with USB ports in some apartments and gym equipment that remembers specific users and the amounts they’ve worked out.

For those who don’t have a vehicle to park in the valet parking garage (or prefer not to pay the $350 per month fee), there are bike accommodations, including a do-it-yourself shop for when your ride needs tweaking.

AVA boasts 398 studio, one- and two-bedroom apartments.

At 815-square feet, a two-bedroom, two-bathroom unit may sound cramped. But actually, Avalon has created a layout that utilizes space to the utmost.

Some bathrooms, for example, are formatted non-traditionally in that they’re not a single room with the typical appliances and fixtures. Rather they combine the luxury of a walk-in closet with a designated section for bathroom usage and shower usage, respectively.

To this end, Avalon was able to accommmodate two bedrooms and two bathrooms with a living room area and kitchen without feeling claustaphobic.

Rent is $3,400 per month.

Atop of the living spaces is a communal space for those looking to blow off steam in the form of gaming, TV, gatherings or all of the above. And, soon to be completed is a roofdeck with truly spectacular views around the city.
